These terms govern your use of terracepm.co. By using the site, you accept them. If you don't accept them, don't use the site.

1. What this site is

Information about Terrace Property Management, P.C., a licensed California real estate broker (CA DRE #02284554; Designated Broker Matthew Firth, CA DRE #01903073), and the homes we manage.

It is not an offer, a lease, a management agreement, or advice. Nothing binds either of us until we both sign a written agreement. A proposal is a proposal.

2. Listings and property information

Availability, rent, and features change without notice. Property information comes from owners, public records, and other sources. We work to keep it accurate, but we don't guarantee it. Verify anything that matters to you before you rely on it.

A listing is not an offer to rent. A home is rented only when a lease is signed.

3. Examples are examples

Some pages describe how we work using illustrative examples, including times, dollar amounts, and sequences of events. They show how a process runs. They are not averages, not the record of any specific property, and not a promise of a particular result.

Response times described on this site are how we operate. They are not a warranty that every message will be answered within that time.

4. No advice, no relationship

We are not your lawyer, accountant, tax adviser, or financial adviser. Using this site or contacting us does not by itself create a broker-client, agency, or landlord-tenant relationship.

5. Emergencies

Do not use this website or email for emergencies.

If there is a fire, a gas leak, a medical emergency, or a crime in progress, call 911. For urgent maintenance at a Terrace property, call (877) 762-4537.

6. Fair housing

Requests for a reasonable accommodation or modification can be made any way you like: by phone, by email, by mail, or in person. We never require a particular channel, and a licensed manager decides every request.

7. Using the site

Don't use this site to break the law, harass anyone, interfere with the site or its security, copy or scrape it in bulk, or submit someone else's information without their permission.

8. Our content

The site, the Terrace name and logo, and the content here belong to us or are used with permission. You may view and share pages for personal, non-commercial use, and you're welcome to link to us. Anything else needs our written permission.

9. Other sites

The resident portal and other sites we link to are run by others, under their own terms and privacy policies. We're not responsible for them.

10. Disclaimer

The site is provided as is and as available. To the fullest extent the law allows, we disclaim all warranties, express or implied, including warranties of accuracy, merchantability, and fitness for a particular purpose.

11. Limit of liability

To the fullest extent the law allows, Terrace is not liable for indirect, incidental, special, consequential, or punitive damages arising from your use of this site. Our total liability for any claim arising from this site is limited to $100.

Nothing in these terms limits liability that cannot be limited by law, including liability for fraud, willful injury, or violation of law.

This section covers the website only. A signed lease or management agreement governs its own subject matter.

12. If you misuse the site

If you break these terms or misuse the site, and that causes a claim against us, you are responsible for that claim, including our reasonable legal fees.

13. Governing law and venue

California law governs these terms. Any dispute about this site belongs in the state or federal courts located in Orange County, California.

Nothing in these terms limits your right to file a complaint with a government agency, including the U.S. Department of Housing and Urban Development or the California Civil Rights Department.

14. Accessibility

15. Changes

We may update these terms. The version posted here, with its effective date, is the one that applies.
